The second quarter of 2025 followed the upward trend observed earlier in the year, with a fresh rise in the Construction Price Index. Between April and June, the index increased from 144.3 to 145.2. This change is mainly driven by material costs, particularly for cement, paint, and aluminium.
Over the period, the overall index rose by 0.6%, largely due to a 0.9% increase in the materials sub-index. In April, prices of premixed mortar (+1.0%), tiles and granite (+1.2%), electrical installations (+0.4%) and plumbing materials (+0.1%) contributed modestly to the rise. In May, sharper increases in cement (+5.0%), paint (+2.2%), and hardcore (+1.5%) offset declines in steel bars (-3.5%) and timber carpentry (-2.2%). In June, price increases continued for aluminium openings (+2.1%), paint (+0.6%) and sanitary fittings (+0.8%), despite a fall in tile and granite prices (-1.1%).
The “Hire of Plant” sub-index remained stable throughout the quarter, after a slight increase of 0.1% in April. However, several work categories saw more pronounced changes. In the finishing works segment, prices rose by 2.0% for external openings and 1.9% for bathroom fit-out, while tiling dropped by 1.0%. On the structural side, steel prices remained volatile.
