A sustainable city in the making

Located between Port Louis and Ébène, Montebello Smart City is entering a decisive phase: its foundations are being laid! Of the 55 hectares covered by this large-scale project, the first infrastructures are rapidly taking shape. Access roads, foundations, signage – the outlines of an intelligent city are emerging, driven by the principle of sustainable innovation.

Conceived as a “Smart by Nature” city, Montebello aims for harmonious integration with its natural surroundings, particularly the Saint-Louis stream. Around 35% of the site is dedicated to green spaces, including a 5,000 m² Green Park and a 1,000 m² Urban Square.

A thriving commercial core

The development is structured around three key zones: a Northern Precinct focused on commerce and business, featuring a shopping centre, showrooms, a gym, a drive-thru, a food hall, and 40 retail outlets; a Central Precinct dedicated to residential housing; and a Southern Precinct reserved for future mixed-use projects. Along Central Boulevard, six five-storey buildings will soon host shops and offices within thoughtfully landscaped surroundings.

The shopping centre is scheduled to open by the end of 2025, with major retailers such as Intermart, Mr Bricolage, Leal, MyFit, and Manjoo already on board.

High-end residential offering

On the residential side, the first phase of “Les Rives de Saint Louis” has been well received, with 90% of villa plots already sold. Phase two introduces 66 high-end apartments spread across three buildings. Premium materials such as basalt, glass balustrades, and wooden pergolas are combined with an architectural design focused on wellbeing, offering private terraces and stunning views over the gardens.

With an investment of over one billion rupees, Montebello Smart City represents a new way of living. Walkable urban planning, quality of life, sustainability, and accessibility are at the heart of this emerging city.
