Anahita Beau Champ: Ambition brought to life

20 June 2025 By elodie

Two years after the project launch, Anahita Mauritius CEO David Martial revisits the progress of Anahita Beau Champ — a development as ambitious as it is grounded in its region. We caught up for an in-depth exchange...

How is the Anahita Beau Champ project progressing today?

October marked a turning point in the project, with Transinvest beginning infrastructure work. We are progressing according to schedule, with the first buildable plots expected to be delivered by Q4 2025. In the meantime, notarial deeds have been completed for the first off-plan units, the first villas are under construction, and apartment works are about to start. We’ve also launched Les Villas Signature — a unique series of five villas occupying premium positions overlooking five hectares of productive gardens. One of these villas has already been acquired.

Are sales progressing in line with what you anticipated?

Our approach has been warmly received by the market, with particularly strong engagement from both resident Mauritians and members of the diaspora, many of whom have chosen to invest alongside international buyers attracted by the project’s authenticity and its deep connection to the region’s natural landscape. This success can also be attributed to the balanced mix of offerings — from buildable plots to off-plan apartments and villas. So far, 75 reservations have been secured, exceeding our original expectations. A limited number of units are still available: one apartment, two penthouses, and nine villas, each featuring a distinct architectural design.

What role do smart cities play in the country’s development?

Far beyond a property concept, Smart Cities are shaping the future of Mauritius. They offer a structured approach to national development, encouraging responsible urban expansion and breathing new life into the areas they serve through infrastructure improvements. They help create new commercial zones and drive employment in every part of the island. Just as importantly, they bring essential services closer to local communities — from education and health to recreation. An initial Rs 2.5 billion will be invested in phase one, growing to Rs 14 billion overall — major private investment that enhances and supports the state’s development agenda.

And in terms of business facilities and everyday services — what’s in the pipeline?

We’re making strong progress. Discussions are nearly finalised with a provider to establish a medical centre that will also include a veterinary clinic, a pharmacy, and a diagnostic laboratory. On the education side, Clavis International Primary School opened three classes in January, with plans to expand further in 2026. The RM Club will occupy a 2,000 m² space, offering a comprehensive sports facility. Office space is also part of the development — including Alteo, which is set to move in within 18 months — alongside additional offices available for lease by companies looking to relocate to the area. Lastly, we are finalising plans for a shopping mall in Bel Air, just five minutes from the Smart City, underscoring our long-term commitment to energising the region.
