Set within the quiet, elevated surroundings of Matala Lifestyle Estate, this villa occupies a generous 3,765 m² plot on the edge of the Black River Gorges National Park on the West Coast of Mauritius, where privacy and natural scale define the setting. The property is arranged with a sense of proportion that prioritises space and calm, offering a total built area of approximately 413 m².

The home is currently configured around four main ensuite bedrooms, while allowing for up to eight in total, giving flexibility for extended family use or future adaptation. The master suite is a defining element, spanning approximately 59 m² and incorporating a bedroom, dressing room, and well-appointed bathroom, all positioned to feel separate yet connected to the rest of the house.

The central living area extends across roughly 100 m², bringing together the entrance hall, lounge, and dining space in a layout that feels open without being excessive. Adjacent to this, the kitchen and utility areas are practical and well-integrated, supported by a garage and ample storage throughout the home. The interiors are maintained to a high standard, with a contemporary finish that remains understated and functional.

Outdoor spaces are layered rather than singular. A series of verandas, terraces, and a gazebo create multiple points of use across the garden, allowing the property to adapt to different times of day and levels of activity. The landscaped grounds are fully established, with mature planting, irrigation, and lighting already in place.

At the centre of the exterior, a 75 m² infinity pool is positioned to take advantage of the setting, equipped with a heat pump to extend its usability. The overall environment remains quiet and self-contained, with the surrounding landscape contributing as much to the experience as the house itself.

This is a property that focuses less on statement and more on consistency—offering space, flexibility, and a well-maintained living environment within one of the island’s more naturally secluded residential estates.
