Located in the heart of an exceptional residential estate on the east coast of Mauritius, this building plot of approximately 1,055 m² offers a rare opportunity to design and build a bespoke villa in a preserved natural environment.

The plot is harmoniously integrated within a 118-hectare landscaped estate, conceived as a true living environment where nature, architecture, and quality of life come together. The development follows a sustainable and innovative vision that combines agricultural landscapes, green spaces, and modern infrastructure, promoting a balanced lifestyle in the heart of nature.

Situated in the unspoiled region of eastern Mauritius, close to the Grande Rivière Sud-Est, the lagoon, and the iconic beaches of the east coast, the estate offers a unique lifestyle combining authenticity with modern conveniences.

This plot allows the buyer to design and build a villa of their choice with the architect and contractor of their choice, subject to compliance with the estate’s architectural and landscaping guidelines, ensuring aesthetic coherence and harmonious integration into the natural surroundings.

The development guidelines notably include:
- a maximum building footprint of 30% of the plot area, preserving green spaces and the landscaped environment,
- architecture inspired by contemporary Mauritian style, favoring simple forms and the use of natural materials,
- clear rules regarding building placement and height to maintain architectural harmony throughout the estate.

The estate has been designed as a true contemporary village, offering a complete lifestyle with numerous infrastructures and services, including a pre-primary and primary school, offices and coworking spaces, shops and cafés, a sports center, as well as walking paths, cycling trails, and landscaped green areas. The development also benefits from the proximity of the leisure and seaside facilities of the Anahita environment, including an internationally renowned golf course, along with numerous natural and agricultural areas integrated into the project.

At the heart of the development, productive agricultural areas and landscaped gardens form part of the philosophy of the project, creating a vibrant and sustainable environment where nature, wellbeing, and community come together.

Located in one of the most authentic and promising regions of Mauritius, this plot represents an excellent real estate investment opportunity, whether for the construction of a primary residence, a holiday home, or a long-term patrimonial investment.

Several building plots are currently available within the estate, offering different sizes and locations to suit your project, the development being carried out under the Smart City Scheme.
