Villa in Calodyne, a five minute walk from Sea Diamond Hotel and the beach it sits on. The house occupies 300 sqm of a 468 sqm plot, and the moment you're through the gate, the stone clad entrance column and black framed glazing set the tone for the rest of it.

Outside is where this villa does its real work. A 7m by 3.5m pool anchors the garden, bordered by a wide veranda and a covered pergola with its own brick built BBQ corner, exactly the kind of space that turns an ordinary evening into something worth staying home for. Parking is never a scramble either, one covered carport plus space for 3 more cars.

Inside, the ground floor opens generously: a lounge and dining area with air conditioning connects straight through to the pool on one side and the kitchen on the other, so nobody's cut off from the conversation while they cook. The kitchen itself comes fully equipped, dishwasher included, with a laundry area built directly alongside it. A second living and dining space sits near the main entrance, more formal, framed with art and warm woven pendant lighting, the kind of room you'd actually use for guests rather than walk past. A guest toilet and one ensuite bedroom, with air conditioning and its own walk in closet, complete this level.

Upstairs, two further ensuite bedrooms each open onto a shared balcony and their own generous terrace space, one with a walk in closet, the other with a built in cupboard. A dedicated office or reading corner gives you a quiet spot that isn't a bedroom, which most villas this size simply don't bother to include.

Teak runs through the house as a genuine thread rather than a decorating trick, the staircase, the bed frame, several of the decorative pieces throughout, giving the interior a warmth that polished concrete floors and black steel accents alone wouldn't provide.

Security is thorough rather than symbolic: an automated gate, CCTV cameras, a Brinks alarm system, insect screens on every window, and retractable security bars throughout the house.

Monthly rent: Rs 100,000, including pool and garden maintenance, the Brinks monitoring service, and water charges.
