Surrounded by tropical gardens and designed for seamless indoor and outdoor living, the property combines contemporary comfort with the rare privilege of a private marina setting. Accessible to foreign investors under the IRS scheme and eligible for a Mauritian residence permit, it is an ideal permanent residence, luxury holiday home or investment opportunity on the sought-after west coast of Mauritius.

Arranged over two levels, the duplex features 3 spacious bedrooms and 2 bathrooms. The master suite opens onto its own private terrace, while the two additional bedrooms each enjoy a balcony overlooking the landscaped surroundings. The ground floor has been thoughtfully designed for both relaxed living and entertaining, offering a welcoming entrance hall, guest WC, generous open-plan living and dining areas, and a fully equipped kitchen enhanced with additional custom storage and premium appliances. Large sliding doors create a seamless connection to the outdoor terraces, inviting natural light throughout the living spaces.

The beautifully landscaped private garden forms a tranquil tropical retreat centred around a heated swimming pool and several covered terraces. The main terrace has been enclosed with transparent electric roller shutters, allowing comfortable year-round outdoor living while preserving the open-air atmosphere. A private covered parking space and an 11-metre marina berth, conveniently located close to the residence, complete this exceptional property and provide direct access to the lagoon and the magnificent cruising waters of the west coast.

Extensively upgraded over the years, the duplex offers outstanding comfort and quality. Improvements include a fully renovated swimming pool completed in 2023, upgraded entrance doors, additional air conditioning, remote-controlled ceiling fans, bespoke wardrobes, oak flooring in the master bedroom, premium bathroom finishes, electric blackout blinds, designer lighting throughout, landscaped gardens with tiled terraces and synthetic lawn, and an extended kitchen fitted with quality appliances, including a wine cellar. Every enhancement has been carefully considered to create a refined, move-in-ready home.

The duplex is sold with selected furniture, while bed linens are excluded from the sale. Available immediately, it offers a turnkey opportunity to enjoy the exclusive marina lifestyle from the moment you arrive.

Residents of La Balise Marina will soon benefit from an exciting programme of new amenities, including a restaurant, spa, fitness centre, swimming pools, pool house, tennis courts, planned padel courts, barbecue facilities and additional leisure spaces.
