Set on the edge of Mauritius’ most pristine natural reserve, this refined 3-bedroom villa offers a quieter, more grounded lifestyle within the limited-edition Komaneka Estate — a private, low-density enclave bordering the Black River Gorges National Park. Designed with simplicity, functionality, and elegance in mind, the home pairs its natural surroundings with thoughtful features that distinguish it from many of the high-density properties on the market today.
Unlike duplex-style apartments found in developments nearby, Komaneka comprises fully detached villas — each situated on individual plots, offering a level of privacy and separation rarely seen in more densely packed offerings. Here, the absence of neighbour noise, shared walls, or traffic interruptions allows residents to live in true tranquillity, with nothing but the sounds of the surrounding forest just 100 metres away.
Internally, the villa retains the estate’s signature architectural language: three en-suite bedrooms, an open-plan living and kitchen area that flows effortlessly to a generous covered terrace, and a mature garden that opens to expansive mountain views unique to this part of the Gorges. High ceilings in the living room add a quiet sense of scale and airiness, while the kitchen — equipped with a gas stove and connected to a gas hot water system — links smartly to the outdoor entertainment area, ideal for relaxed indoor-outdoor living. A private pool and thatched Lapa complete the setting.
Practical enhancements include a dedicated entrance forecourt for easy parking and an air-conditioned outbuilding that functions as a spacious storage facility, garage, home gym, or workshop. The home is also equipped with a fully automated irrigation system to maintain the lush landscaping year-round, solar water heating, and an automated gate for easy access. Fibre optic connection points ensure strong digital connectivity, while a security camera system adds peace of mind — all reinforcing the villa’s smart, self-reliant setup without burdening it with unnecessary complexity.
One of Komaneka’s defining advantages lies in its RES classification, its smaller footprint and fewer owners. With just seven villas in the entire estate, each owner holds meaningful influence (14.2%) over estate decisions.
The consistent Balinese-inspired architecture, close integration with the landscape, and lower communal overheads make Komaneka especially appealing to buyers seeking quiet value and a more authentic living experience. Whether as a residence, lock-up-and-go retreat, or investment, this villa offers a rare balance between functionality, aesthetic integrity, and location — in one of Mauritius’ most protected natural settings.
This is not a villa that draws attention with excess — it’s a well-composed, enduring home built for those who appreciate privacy, proportion, and peace of mind.
