House / Villa

Set within La Balise Marina, the only residential marina in Mauritius, Villa One is a property that has earned its reputation as one of the island’s most iconic waterfront homes. Perfectly positioned in the vibrant village of Black River, where the rugged beauty of the National Park mountain ranges meets the turquoise lagoon, this residence delivers a lifestyle that blends understated luxury with true island freedom.

Every detail of Villa One has been crafted for those who value both elegance and functionality. Expansive floor-to-ceiling windows flood the interiors with natural light, while large sliding doors dissolve the boundaries between indoor and outdoor living. The patio, pool, and manicured garden seamlessly connect to the water’s edge, where your private 9-metre pontoon awaits — the ultimate gateway to effortless ocean adventures, from morning fishing trips to evening sunset cruises.

The double-storey design offers generous proportions throughout. The lower level features expansive living areas, a gourmet kitchen with adjoining utility room and scullery, and a guest suite ideal for hosting friends or family. Upstairs, four en-suite bedrooms offer elevated views of the marina canals and beyond, with two rival master suites each delivering a serene retreat with breathtaking outlooks.

Functionality complements beauty here: a large automated double garage, additional visitor parking, a discreet laundry and back-of-house area, full air-conditioning, and a backup generator ensure every practical detail is covered without compromise.

This home is more than a residence; it’s an invitation to live the West Coast lifestyle that makes Black River so sought after. From weekends spent sailing and paddleboarding to tranquil evenings by the pool, Villa One provides the perfect balance of everyday convenience and waterfront luxury.

With its unmatched location, thoughtful design, and private marina access, Villa One at La Balise Marina stands as one of Mauritius’ most remarkable opportunities — a property that must be experienced in person to truly be appreciated.
