Some addresses offer more than an exceptional location. They become part of a lasting legacy. On Îlot Fortier, one of the most private and sought-after enclaves on the west coast of Mauritius, this exceptional waterfront estate enjoys a remarkably preserved natural setting, where protected waterfront views and the dramatic Rivière Noire mountains create a landscape of rare and enduring beauty.

Set on a 2,852 m² freehold property, the villa reflects the timeless elegance of traditional Mauritian architecture, featuring beautiful timber ceilings, expansive covered terraces and generous living spaces. Large openings seamlessly connect the interiors with the tropical gardens, filling the home with natural light while creating a harmonious transition between indoor and outdoor living.

The residence offers four bedrooms and three bathrooms. The exceptionally spacious master bedroom is large enough to be converted into a two-bedroom self-contained apartment, offering outstanding flexibility for guest accommodation, multi-generational living or future adaptation. Bright and welcoming living areas provide an inviting setting for everyday living, entertaining family and friends, and embracing the relaxed lifestyle of Mauritius. A conventional kitchen, complemented by a very large back kitchen and storerooms, completes the home's practical and well-balanced layout.

Outside, the beautifully inviting generous lap pool forms the heart of the residence, around which the villa has been thoughtfully designed. Step directly from the bedrooms or the living areas into the pool, creating a seamless connection between indoor and outdoor living. Surrounded by established tropical gardens, the spacious terraces provide peaceful settings to unwind, entertain or simply enjoy the tranquillity of this exceptional waterfront environment and the spectacular sunsets that define Mauritius' west coast.
The islet also benefits from private mooring facilities and direct sea access, making it an exceptional address for boating enthusiasts and those who embrace Mauritius' unrivalled coastal lifestyle.

Just minutes from La Preneuse and Le Morne Beaches, Tamarin Bay, international schools, restaurants, shops, golf courses and a wide range of water sports and outdoor activities, the property offers an exceptional balance of privacy, nature and convenience. Perfectly positioned at the gateway to the highly anticipated Harmonie Golf & Beach Estate, one of Mauritius' most significant upcoming luxury lifestyle destinations, the property is ideally placed to benefit from the area's continued prestige and future growth.

More than a residence, this property stands apart for the rarity of its attributes: a substantial freehold property, direct waterfront access, an exceptionally preserved natural environment, mooring facilities, direct sea access, and views that will retain their unique character over time. A rare opportunity to acquire a landmark property on Îlot Fortier, equally distinguished by its outstanding lifestyle appeal, its enduring heritage value and its potential for a prestigious real estate development, subject to the relevant approvals.
