Set within a 150-hectare eco-responsible estate in Grande Rivière Noire, these serviced freehold plots offer the opportunity to build a private residence within one of Mauritius’ established golf and coastal settings. The estate sits between the mountains and the lagoon, with views towards Le Morne Brabant, La Tourelle du Tamarin and Île aux Bénitiers. Black River village and Tamarin are within easy reach, while the wider West Coast provides access to international schools, medical facilities, restaurants, shopping and a range of outdoor pursuits.
Plots Designed Around the Landscape
The available plots range from approximately 1,638 m² to 2,096 m², with many positioned at elevated levels between approximately 5 and 50 metres above sea level. Depending on their position, plots benefit from views across the golf course, mountains or ocean. Three bioclimatic villa concepts have been developed by JFA Architects, offering a choice of architectural approaches designed to respond to the climate and natural setting. The estate’s guidelines incorporate principles of passive design, native landscaping and responsible use of resources.
A Distinctive Ownership Proposition
The plots are available exclusively to Mauritian citizens. The ownership structure also creates a potential route for Mauritian purchasers seeking to develop and subsequently sell a completed villa to an international buyer, subject to the applicable legislation and the qualifying requirements of the relevant property scheme. This makes the opportunity particularly relevant to purchasers considering land not only as a long-term holding, but as a development proposition within an internationally recognised golf and coastal environment.
Golf, Beach and Resort Privileges
Ownership extends beyond the plot itself. Residents have access to a range of facilities and privileges associated with the estate and its surrounding resort environment. The estate includes an 18-hole GEO Certified® golf course, a dedicated boat park and the Harmonie Beach Bar. Plot owners can also benefit from preferential access and discounts across selected Beachcomber properties and services, subject to the applicable terms and conditions. The dedicated boat park provides facilities for the storage and launching of boats between 5 and 10 metres, adding another dimension to life on the West Coast.
An Established West Coast Lifestyle
The setting places outdoor living at the centre of the experience. Black River Gorges National Park, Tamarin Bay and Le Morne are all within easy reach, with opportunities for hiking, surfing, kitesurfing, boating and other water-based activities close to home. The combination of golf, beach, mountains and lagoon gives the estate a distinctive sense of place, while its proximity to the established communities of Black River and Tamarin provides the practical conveniences required for permanent living.
Investment & Development Opportunity
For Mauritian purchasers, these plots offer the opportunity to acquire freehold land, develop a villa in accordance with the estate’s architectural guidelines, and potentially access the international resale market through the completed residence, subject to applicable regulations. Plot prices range from €564,000 to €960,000, excluding registration duties, notary fees and applicable taxes.
