Agricultural land

Rare Opportunity: 16,132 m² Highway-Front Land Between Forbach and Vale — Strong Commercial Potential

Exceptional strategic location — this 16,132 m² plot sits directly along the M2 motorway, between the Forbach roundabout and the Vale roundabout, on one of the busiest and most visible transit routes in northern Mauritius.
With constant highway visibility, high daily traffic flow, and immediate accessibility, this location is ideal for any high-visibility commercial project: showroom, retail park, shopping centre, distribution warehouse, or other large-scale commercial development.
Land Status:
The land is currently zoned agricultural and will require a Land Conversion Permit application to the Ministry of Agro-Industry — a process that has been successfully completed for other commercial projects in the area, notably The Precinct.

✅ Showroom — automotive, furniture, building materials
✅ Retail park / shopping centre — unmatched highway visibility
✅ Distribution warehouse — direct access to the north-south corridor
✅ Mixed commercial building — offices, restaurants, services
✅ Long-term development — large surface area, rare on this axis
