EXCEPTIONAL HILLSIDE LAND FOR SALE IN CRÈVE-CŒUR – 4,055 M² OR 8,110 M² WITH SPECTACULAR MOUNTAIN AND VALLEY VIEWS

A rare opportunity to acquire one or both of two adjoining plots in the exceptionally scenic setting of Temple Road, Crève-Cœur.

Surrounded by dramatic mountain scenery, mature tropical vegetation and open countryside, these elevated plots offer an outstanding combination of space, privacy, natural beauty and future potential.

The property comprises two adjoining plots of 4,055 m² each, approximately 96 perches per plot. Buyers have the flexibility to purchase either plot separately for Rs 5,500,000, or acquire both plots together, providing a substantial combined holding of 8,110 m² – approximately 192 perches or 1.92 arpents – for the special price of Rs 9,500,000.

Purchasing both plots together therefore offers an attractive saving compared with the combined individual asking price of Rs 11 million, while also giving the purchaser considerably greater space, privacy and flexibility for future use.

AN EXCEPTIONAL NATURAL SETTING

The principal attraction of this property is undoubtedly its setting.

Positioned on elevated hillside terrain, the land enjoys beautiful, far-reaching views over the Crève-Cœur valley, surrounding countryside and dramatic mountain formations. From different points across the property, the outlook changes between lush green slopes, mountain peaks, cultivated land, the valley below and established residential areas in the distance.

From certain elevated vantage points, the views extend considerably further across the northern plains, creating a wonderful feeling of openness.

The land itself has real character. Rather than being a conventional flat subdivision plot, the terrain follows the natural contours of the hillside, with a combination of open areas, established vegetation, mature trees, natural stone features and several terraced or gently stepped sections.

These different levels create a number of attractive positions from which a future owner could take advantage of the exceptional surroundings and views.

For a purchaser seeking something different from standard residential land, the setting offers an increasingly rare combination of nature, elevation and privacy while still being close to established roads and surrounding residential development.

ONLY APPROXIMATELY 20 METRES FROM THE MAIN TARRED ROAD

One of the particularly attractive features of the property is its accessibility.

According to the owner, the plots are situated only approximately 20 metres from the main tarred road, allowing the purchaser to enjoy the tranquillity of the hillside setting without being isolated or dependent on a lengthy rural access route.

The property is situated in the Temple Road area of Crève-Cœur, with Shri Maheshwarnath Mandir providing a useful nearby landmark.

This combination of scenic rural surroundings and convenient road access significantly enhances the appeal of the property, particularly for buyers considering residential or lifestyle use.

AGRICULTURAL LAND WITH RESIDENTIAL DEVELOPMENT POTENTIAL

The land is presently described by the owner as agricultural land.

Importantly, however, the owner has advised that obtaining a Building and Land Use Permit (BLUP) for residential development is not expected to present an issue.

This makes the property particularly interesting to purchasers who may ultimately wish to create a private residence, family estate or other lifestyle project while retaining the privacy, greenery and space associated with a much larger parcel of land.

There is already established residential development within the surrounding area, while the close proximity to the tarred road further adds to the property's potential.

Any residential or other non-agricultural development would, of course, remain subject to the relevant statutory procedures, applicable land-use requirements and final approval by the competent authorities. Prospective purchasers should therefore carry out the appropriate due diligence for their intended use.

A LOCATION WITH A DISTINCTIVE IDENTITY

Crève-Cœur is a particularly attractive part of Mauritius for buyers who value scenery, nature and a more peaceful environment.

The area has previously been featured by L’Express for precisely these qualities. A 2021 feature highlighted Crève-Cœur's green mountain setting, impressive views and nature-based potential, including walking trails, locally cultivated produce, orchards, agriculture and table d’hôte concepts.

The wider Crève-Cœur area also has an interesting cultural association with the celebrated Mauritian story of Paul et Virginie. An earlier L’Express article discussed the wider Crève-Cœur, Vallée-des-Prêtres and Les Mariannes landscape in connection with the story and explored its potential for cultural tourism.

This cultural association should not be interpreted as establishing the precise location described in the story on this particular property, but it adds an interesting historical dimension to an already distinctive area.

IDEAL FOR A RANGE OF PURCHASERS

The property offers a number of possibilities depending on the buyer's objectives.

For someone seeking a private residence or lifestyle property, the elevated setting, large land area and mountain views provide the opportunity to create something genuinely individual.

For an agricultural purchaser, the substantial land area provides scope for planting, cultivation, orchards or other agricultural activity.

For a buyer considering a nature-oriented retreat, eco-lifestyle concept or hospitality-related project, the scenery and character of the surrounding Crève-Cœur area may be particularly attractive, subject to obtaining all necessary permissions and approvals.

For a long-term investor, the ability to purchase two adjoining plots provides important flexibility. A buyer can acquire only one 4,055 m² plot now or secure the complete 8,110 m² holding and preserve a much larger piece of land for the future.

Purchasing the two plots together also provides substantially more control over the immediate surroundings and gives the future owner the ability to retain greater privacy.
