House / Villa

Set on a 600 m² plot within the Domaine de Palmyre, Villa 6 is a luxurious single-story residence offered at €1,295,000 on the West Coast of Mauritius. With a total constructed area of 325 m², including 206 m² of living space and 119 m² dedicated to the terrace and private pool, it embodies a unique vision of prestigious living: one that unfolds entirely at ground level, in perfect continuity with the garden, pool, and the natural landscape that surrounds it.
Villa 6 belongs to the first architectural typology of Eco Lodges — Type 1 Villa — which deliberately chooses a single-level lifestyle. Where duplexes play with verticality and the separation of functions between floors, the single-story villa offers a completely different experience: that of horizontality, absolute fluidity between spaces, and an immediate and constant connection to the outdoors. Every room opens onto the garden. Transitions from one space to another are effortless, unencumbered. It is an architecture designed for those who live in the moment, who appreciate their home as an obvious choice. The 51.60 m² living-dining area forms the heart of the villa. Spacious, bright, and open to the 18 m² veranda and outdoor spaces, it creates that natural link between the inside and outside that is the hallmark of Eco Lodges. The 20 m² kitchen, complemented by a generous 6.85 m² pantry, is both functional and integrated into the overall architecture — designed for cooking with pleasure, without ever being disconnected from the life of the house.
Villa 6 offers four bedrooms, all on the same level, each benefiting from an en-suite bathroom. The master suite comprises a 15 m² bedroom, a 5.80 m² dressing room, and a 4 m² bathroom — an intimate retreat, separate from the rest of the villa, where calm and comfort are guaranteed. Two additional bedrooms of 15.45 m² each welcome family and guests in identical conditions of quality and privacy.
The fourth bedroom, measuring 12.55 m² with an adjoining bathroom, stands out with its versatile configuration: also designed as an office, it adapts to the needs of those working from home or who wish for a dedicated space for personal activities, without encroaching on the tranquility of the rest of the residence. In a context where remote work has become a daily reality for many international buyers, this flexibility represents a valuable asset.
Villa 6 features 119 m² of carefully designed outdoor spaces centered around outdoor living. The 87.90 m² wooden terrace provides a generous space for entertaining, relaxing, and enjoying the West Coast sun at any time of the day. The private pool of 31.65 m² — 8.4 meters by 3.9 meters — naturally fits into the continuity of these spaces, inviting swimming and contemplation in a meticulously landscaped setting. An 8.40 m² outdoor kitchen completes the arrangement, making every al fresco meal a moment of simple and refined pleasure, as only Mauritian tropical life can offer.
Villa 6 boasts all the finishes and amenities that define the standards of Eco Lodges. On the facade, the reinforced concrete structure is adorned with decorative basalt walls and a composite wood cladding, providing a natural aesthetic and uncompromising durability in the tropical climate of Mauritius. The waterproof concrete roof, finished in slate-style shingles, adds that distinctive and elegant character typical of the island's finest residences.
Inside, the gray desert lacquered aluminum joinery with laminated glass ensures a smooth and refined transition between living spaces and the outdoors. The solid wood doors — 50 mm at the entrance, 35 mm for interior doors — the large 600×600 mm ceramic tiled floors available in three colors, wooden skirting boards, and plastered and painted ceilings create a contemporary and warm interior, with each detail revealing the care taken in the overall design.
On the technical side, the villa is equipped with a solar water heater, fully integrated plumbing, and 12,000 BTU air conditioning in each of the four bedrooms, ensuring thermal comfort and energy efficiency year-round.
Located within the Domaine de Palmyre, Villa 6 enjoys one of the most sought-after locations in Mauritius. The Tamarin — Rivière Noire region is now recognized as one of the best addresses for investing in luxury real estate in Mauritius, driven by an exceptional microclimate, among the driest and sunniest on the island, and by a living environment that combines local authenticity with top-notch modern infrastructure.
International schools, private clinics, quality shops, and restaurants are just minutes away, while the Black River Gorges National Park, the pristine beaches of Flic en Flac, Île aux Bénitiers, and Casela Park offer a remarkable natural and recreational environment in the Indian Ocean. Sir Seewoosagur Ramgoolam International Airport is approximately 45 minutes away.
Villa 6 of the Eco Lodges is offered at a price of €1,295,000, excluding notary fees and registration fees. This 206 m² single-story residence includes four en-suite bedrooms, one with an adjoining office, a private pool of 31.65 m², an 87.90 m² terrace, and an outdoor kitchen, on a 600 m² plot. This property is eligible for permanent residency in Mauritius for foreign buyers.
