Families with regular guests: welcome parents, friends or extended family in optimal conditions

Owners seeking flexibility: one bedroom can serve as an independent office, private gym, or creative space

Petit Raffray: An Exceptional Location
Located just minutes from Cap Malheureux and its iconic red-roof church, Petit Raffray enjoys an ideal position in northern Mauritius. This quiet and authentic residential village offers the best of both worlds: the tranquillity of a preserved environment and immediate proximity to all northern attractions.
Just 5 minutes via Chemin Vingt Pieds, you reach Grand Baie, the vibrant hub of the north with its gourmet restaurants, luxury boutiques, shopping centres and marinas. The paradise beaches of Pereybère, Trou aux Biches and Cap Malheureux are accessible in under 10 minutes.
The area, close to the mythical Coin de Mire and the region's turquoise lagoon, attracts an international clientele seeking authenticity and tranquillity while remaining connected to modern amenities.

A Quality Development by a Reputable Developer
This villa is part of the Villas Mauricia Phase 2 development, developed by a builder renowned for impeccable construction quality and on-time delivery. Phase 1 of the programme was completely sold out, testament to the success and appeal of this exceptional residential project.
With planned delivery in 2027, you benefit from builder warranties, high-quality contemporary finishes and the opportunity to customise certain elements according to your preferences.

PDS Status: Open to Foreign Ownership
This villa benefits from PDS (Property Development Scheme) status, allowing non-Mauritian buyers to purchase with full freehold ownership and access to permanent residence permit in Mauritius. A secure investment in one of the Indian Ocean's most stable property markets.

An Optimised Rental Investment
The 4-bedroom configuration represents a decisive asset for rental investment in northern Mauritius. The Petit Raffray - Cap Malheureux area attracts high-end international clients, particularly families and groups of friends, who favour spacious villas accommodating 6 to 8 people.
This configuration allows you to target a premium market with rental rates significantly higher than a 3-bedroom villa, while benefiting from optimal occupancy rates in high season. Northern Mauritius experiences strong year-round rental demand, with peaks during European holidays and international sporting events.

Exceptional Value Proposition
At EUR 745,000 for a brand-new 4 en-suite villa of 246 sqm living space delivered turnkey, this property offers remarkable value. Comparable 4-bedroom villas in the area typically exceed EUR 840,000, or even EUR 1,000,000 for premium developments. MAURICIA 9 stands as a rare opportunity to acquire a spacious family villa in this privileged location at a controlled price.
